In a house share, a hostel or a block of rented rooms, bed bugs rarely stay in one room. They travel in bags, clothes and furniture, and through shared walls and hallways. Treat one room on its own and they often turn up next door a few weeks later.

That's why HMOs and hostels need a plan for the whole building, not just the room with the complaint. We work with landlords, letting agents and hostel managers to find every affected room and treat them together.

How much does bed bug treatment cost for an HMO?

The first room is £220 and each extra room is £120. From the fifth room onwards, each room is £100. Shared areas like hallways, lounges and kitchens are £120 each. So treating six bedrooms and one hallway costs £900. Every price is confirmed in writing before we start.

How we treat a shared building

  1. We check every room we can access, plus shared areas, to find where the bed bugs actually are, not just where they were reported
  2. We give you a written plan listing each room and its price
  3. Tenants get clear prep instructions for their room, because treatment only works if every room is ready
  4. We treat all affected rooms on the same visit, so bed bugs can't move between them
  5. If they come back within 60 days and the prep was followed, we return free

Who's responsible: landlord or tenant?

It depends on the tenancy and how the bed bugs arrived, but in a licensed HMO the landlord is usually responsible for shared areas and for keeping the property fit to live in. See the government's pages on HMO licensing and landlord responsibilities, and our guide on bed bugs in rented flats.

For a single flat or house, our standard bed bug treatment page has the details, and heat treatment is also available.

What happens on the visit

  1. We check every room we can access and the shared areas, to find where the bed bugs really are.
  2. You get a written plan listing each room and its price before anything starts.
  3. Each tenant gets prep instructions for their room in advance.
  4. All affected rooms are treated on the same visit, so bed bugs can't move between them.

How to get ready

  • Tell tenants the date in advance and share our prep instructions with every room.
  • Each tenant washes bedding and clothes at 60°C, or tumble dries on hot for 30 minutes.
  • Clear floors and pull beds slightly away from walls in every affected room.
  • Arrange access to every room on the day, including rooms of tenants who are out.

When to call straight away

Act quickly if more than one room is reporting bites. Bed bugs spread through a shared building within weeks. Phones are answered 24/7, and our emergency pest control team can usually be with you the same day.

Landlords of licensed HMOs have duties for shared areas and the condition of the property. See the government guidance on HMO licences.

If they come back

Every treatment includes a free revisit if the same pest comes back to the same property within 60 days, as long as you followed our prep instructions. How the 60-day guarantee works.

FAQ

Frequently asked questions

How much does bed bug treatment cost in an HMO?

The first room is £220, each extra room is £120, and every room from the fifth onwards is £100. Shared areas are £120 each. Six bedrooms plus a hallway comes to £900.

Do you treat every room in the building?

We treat every room where we find bed bugs, plus any shared areas they're using. We check the rooms either side of an affected one, because bed bugs move through walls and hallways.

Can you work around tenants?

Yes. We plan visits with the landlord or manager, give each tenant prep instructions in advance, and can visit evenings or weekends at no extra charge.

Do you work with letting agents and hostel managers?

Yes. We can quote, invoice and report to the agent or manager, and keep tenants informed directly.

Is heat treatment available for HMOs?

Yes. Heat treatment is £450 for the first room and £250 for each extra room. It's usually one visit with no chemical residue, which suits rooms that need to be back in use quickly.
